房天下讯 金九第二周,沈阳楼市供大于求,商品房和商品住宅销量整体下降。根据新峰&房谱网地产大数据信息系统数据显示,上周(9.05-9.11)沈阳商品房供应面积40万平,环比上涨129.89%,商品房成交面积23.9万平,环比下26.46%;其中商品住宅供应量为22.8万平,环比上涨34.12%,商品住宅销量为22.9万平,与商品住宅供应量形成平衡,环比下降18.79%。
整体供应暴涨,销量略降,大伙儿都在观望啥呢?
根据新峰&房谱网地产大数据信息系统数据显示,上周(9.05-9.11)沈阳商品房供应面积40万平,环比上涨129.89%,商品房成交面积23.9万平,环比下降26.46%;其中商品住宅供应量为22.8万平,环比上涨34.12%,商品住宅销量为22.9万平,环比下降18.79%。
九月第二周,各个房企一改周的捂盘的套路,一口气上市40万平,这是一口气要吃成一个胖子么?虽然上周整体市场还是以刚需为主,但是还有相当大的一部分购房者还在持观望的态度,毕竟刚刚进入黄金购房月,一个半月足够房企亮出各家法宝啦。
上周商品住宅销量虽然略有下降,商品住宅套数出现供不应求的局面,其中60-90㎡仍然是备受欢迎的主力户型,60㎡以下以及90-120㎡的面积区间出现了套数供不应求的局面,在纯刚需的基础之上,改善型住宅正在逐步上升,未来还有很大的上升空间,包括120-144㎡的面积区间也出现了阶段性的小高峰,接下来在楼盘供应方面我们期待各大房企能够雨露均沾,在有所侧重的基础之上,均匀分配供应。
