简单来说，第四代住房的主要特征是：

每层都有公共院落，每户都有私人小院及一块几十平米的土地，可种花种菜、遛狗养鸟，可将车开到每层楼上的住户门口，建筑外墙长满植物，人与自然和谐共生。

很多人担心树木绿植多了，平日护养是个大问题，而对于第四代住宅，专家们已经想好了相应的对策：

第四代住房所涉及的花草树木的养护浇灌，是采用自动滴灌系统（这是一个很成熟的技术）进行自动浇灌，住户只需要每两三个月修剪一次枝叶即可，每家每户绿化院子的成本大概是每平方米500元左右。

在设计方案中，所有院子的混凝板都是下沉板上翻梁，就像卫生间的结构一样。

第四代住房将给我们的生活带来怎样的改变？

专家总结了这9大创新优势：

1、彻底改变目前鸟笼式的居住环境。

每层楼内都有一条街巷和一座公共院落，房屋都建在街巷两边或院落四周，人们就如同住在传统的四合院里，继续着邻里和谐的健康生活模式。

2、每家都有一座私人小院。

除了建筑外墙长满的植物外，每家还有一座两层楼高的空中室外私人小院及一块几十平的土地，可种树、种花、种菜、遛狗、养鸟……

使住在繁华城市中心的人们实现“家园”和“回归大自然”的梦想。

特别说明：

为避免出现每家人的主要房间都被大阳台遮挡而成为黑房子、上下层住户之间可相互对望无私密性、左右邻居可攀爬翻越无安全感，以及植物养护成本高昂需住户承担，但住户并无法实际享用等诸多缺陷弊端，第四代住房采用多项创新方法，综合考量，才将阳台做高做大，给居住用户带来真正的便利。

3、开启空中停车时代。

住户车辆及访客车辆都可通过小区外围道路及智能载车系统，一内即可开到所去任何楼层的公共院落里，停在所去屋前的停车位上，方便了人们回家停车和驾车出行，彻底解决了住户停车难问题。

4、不再建地下停车场。

只开挖主楼的基础部分做人防层及布置设备，不用再往下大开挖两三层建停车埸，可节省90%的地下工程量，缩短工期。

5、使房屋面积凭空增值15%以上。

住户从载人电梯出来即在所去楼层的室外街巷里，从街巷直接进出自家大门，没有了传统的电梯厅及过道，减少了公摊，使房屋公摊面积下降到10%以下，这是了不起的创新成果。

6、不增加占地和建筑成本。

它可建设高层、中高层、多层等所有建筑和所有户型及大小面积，可采用框架、框剪、钢构等任何建筑形式；

容积率可建到1.0一6.0，它建“空中街巷、空中停车及每层公共院落”的成本，与大开挖建“地下室停车场”的成本基本相当，甚至还略有减少。

7、使投入与产出比发生质的变化。

即投入普通建筑的占地和建造成本，却得到比别墅更好的房子。

8、具有非凡品质，却可造福亿万百姓。

它与别墅一样都有家有院，但却可建在城市中心任何地方，更方便人们上班、上学、休闲、医疗和出行，同时它比别墅居住更安全、更私密、视野更广阔、不荒凉和更有生活气息！

9、更适宜人类居住。
